The cottage will be ready for occupation from 3pm on Saturdays and must
be vacated by 10am on the leaving Saturday. These times must be strictly
adhered to to allow time to check the cottage prior to further letting.
BOOKING: The cottage can be booked provisionally over the telephone (01328
711937) or by Email bill.coomes@btinternet.com. A non returnable deposit of £100
must be paid within 7 days of the provisional booking. Cheques to be
made out to S & M Coomes and send to W.E.Coomes, 3 Manor Farm Drive, Wells-next-the-sea,
Norfolk, NR23 1FB.

RENTS; The rental charge, in full, must be paid 6 weeks before occupation
start date of the rental. Rental charge includes bed linen, electricity
and gas. No towels are normally provided.
CANCELLATIONS: Deposits are non returnable, the full chargeable amount is not returnable after the six week period prior to occupation unless a new booking is obtained for the cancelled dates.
KITCHEN ITEMS: The kitchen is equipped with cutlery, crockery and cooking utensils for 4 persons. Refrigerator, electric fan oven, electric ceramic hob and microwave oven. A washing machine and freezer are housed in the gatehouse.
LOUNGE ITEMS: Sat TV, DVD, VHS, radio, games, books and some children’s videos.
BREAKAGES: Any breakages must be replaced or paid for.
PETS: No pets are allowed in the cottage.
SMOKING: The cottage is a no smoking property.
CLEANING: The cottage is checked between lets however as there is only a small period of time to undertake cleaning, we ask your kind assistance in leaving the cottage clean and tidy ready for the next occupation.
HEATING: The cottage has full gas central heating. The conservatory is heated via an electric radiator.
KEYS: Arrangements for collection of keys will be forwarded on receipt of final payment. Information on using the cottage will also be forwarded at this time in case we are not available to show you around the premises when you arrive.
